Terms and Conditions

1.Booking Confirmation

Provisional bookings can be made by telephone or by e-mail.  Telephone: 01698 793262 or e-mail: . Confirmation in writing along with the deposit of £100 is required within 10 days to secure the booking. Bookings made within six weeks of the start date are required to be paid in full up front. Payment can be made either by bank transfer or via paypal (a paypal account is not required for this).

2.Payment of Balance

The balance, is due and payable not later than six weeks before the holiday start date. In the event of this balance not being received on time, we reserve the right to accept an alternative booking. Under these circumstances your deposit would not be refunded.

3. Cancellation

 In the event of cancellation, the deposit will not be refunded. If cancellation is notified after the full balance has been paid no refund will be made unless the property is relet for the cancellation period. Guests are advised to insure against risk of losing whole rent in the event of cancellation.

4. Availability

 Should the property not be available due to circumstances outwith our control (for example fire, theft or damage), we cannot guarantee to provide alternative accommodation. In this case all sums will be returned to you in full, but you will have no claim against us.

5. Number in your party

 The number of persons using the accommodation should not exceed four (six by prior arrangement if wishing to use the sofa bed) We reserve the right to cancel the let, without refund of sums paid, should this condition not be observed.

6. Access

 The property owner or her representative shall be allowed access at any reasonable time during the rental period by prior notice to the tenants or in the event of an emergency.

7. Damages

 Guests are responsible for reporting and paying for any breakages or damage they cause to the contents, furnishings, or the property itself.

8. Terms

 All terms are per week, 4pm Saturday to 10am Saturday. Guests agree that on departure, the accommodation is left in the same state of cleanliness and general order in which it was found.

9. Keys

Arrangements for the collection of the keys will be given after confirmation of balance paid. Please ensure keys are kept safe and returned at the end of your stay as you will be held liable for the replacement of keys/ locks should they be lost.

10. Liability

 Guests undertake to relieve the owners from responsibility for loss, injury, or damage to any member of the resident party, or their property, however caused, while resident in the letting property.

11. No Smoking

 There is a no smoking policy in the cottage.

12. Pets

 Pets are acceptable by prior arrangement. Please note that the cottage does not have an enclosed garden and given the high level of livestock and wildlife in the area it is the responsibility of the owner to ensure that their pet is under control at all times. Please ensure all dog waste is bagged and binned and that special attention is given to cleaning the property prior to departure.


13. Fuel

Electricity is included in price of rental.

Coal and kindling for the fire can be purchased locally at the garage and Tesco


Please report any faults, concerns or issues to the owner or her representative immediately so these can be rectified. Please do not wait until departure day to advise us of any problems, we’d prefer to sort anything issues out for you during your stay.
